Service Fine Print

  1. Each real estate transaction is unique and requires professional legal review and consideration. Your most important and costly real estate transactions should be carefully reviewed by our experienced staff after having been given the full details of your situation.
  2. Free review of Agreement of Purchase and Sale for resale homes and condominiums. Our fees include a free review of your resale Agreement of Purchase and Sale. If changes are required to protect your interests, we will provide you with a quotation for such additional services (usually not exceeding $150.00).
  3. Review of Builder’s Subdivision or Condominium Agreement of Purchase and Sale is a lengthy task and incurs additional fees. If changes are required to protect your interests, we will provide you with a quotation for such additional services (usually not exceeding $250.00). If no changes are required, the review is free.
  4. Review of Condominium Status Certificate for a Resale Condominium is a lengthy task and incurs additional fees (usually not exceeding $150.00). We will review your status certificate and provide you with our comments and suggestions concerning items that should be clarified and resolved with your condominium corporation and/or seller.
  5. Generic on-line quotations produced by on-line calculators do not address you, your specific situation, needs and concerns. Your most important and costly real estate transactions should be carefully reviewed by us after having been given the full details of your situation. Your transaction is not the same as anyone else’s and should be given individual attention. You may qualify for land transfer tax rebates. Contact us in order to provide us with the full details of your transaction and we will provide you with our personalized, customized for you quotation of fees, an itemization of disbursements and land transfer taxes, if any. The additional review services referred to above are not unimportant or insignificant. They are intended to protect you and your investment. Protection is available to you before your Agreement of Purchase and Sale becomes unconditional. Once you have waived all of your protective conditions, neither your seller nor buyer, as the case may be, will agree to any changes which benefit or protect you. The Agreement of Purchase and Sale prepared by your real estate agent may not contain the protection you need. Protection is worth paying for.
  6. The title insurance premium is not included in our fees.
